Am I insured when renting out my apartment short-term?

Yes, you are insured. The platforms we use to advertise your apartment provide insurance coverage of up to 1 million dollars for the property. This insurance covers any potential damages that may occur during short-term rentals, meaning you can rent out your apartment with peace of mind, knowing that you have financial protection in case of unexpected events.

Do I have the legal right to rent out my apartment short-term?

Yes, you have the legal right to rent out your apartment short-term. In the list of fields under the free trade license categories (Annex No. 4 of the Trade Licensing Act), you will find field No. 55: "Accommodation Services." The content of this field is defined in Government Regulation No. 278/2008 Coll., on the detailed activities of various trades, where accommodation services are described as: "Providing accommodation in all types of lodging facilities (such as hotels, motels, campsites, hostels) as well as in apartment buildings, family houses, or recreational buildings. In the case of accommodation in apartment buildings, family houses, or recreational buildings with a capacity of up to 10 beds (including extra beds), breakfast may also be provided to guests." Therefore, short-term rental accommodation is legal.

What is the tax situation for short-term rentals?

Income from short-term rentals is considered taxable income. It is important for property owners who choose to offer their properties for short-term rental to be familiar with the tax regulations applicable in their country or region. In the Czech Republic, as in many other countries, landlords are required to declare rental income and pay the appropriate taxes.

We strongly recommend consulting a qualified tax advisor who can provide you with accurate information and guide you on how to correctly handle tax matters to ensure full compliance with all tax obligations.
